The IT and BPO belt around Mindspace has one of the densest concentrations of paying-guest and co-living accommodation on the Western line. Newer construction with fewer wall cracks, which sounds like an advantage and partly is. The problem in towers is different: bed bugs move between adjoining flats through service ducts, shafts and shared conduits, so a single treated flat sitting next to an untreated one can be reinfested.
The other common source in these buildings is furniture bought at the time of moving in. The item itself is rarely infested — the risk is the warehouse, the delivery vehicle and the shared loading areas it passed through. Most people who call us have already had one treatment, sometimes two. The room looks clear for about a week, then the bites start again and it feels as though nothing works on bed bugs.
The reason is almost always the eggs. A bed bug egg is glued inside a fabric seam or a frame joint and has a hard outer shell. A chemical spray kills the adults it touches; it does not get inside the seam. The eggs hatch one to two weeks later and the population rebuilds from there.
That is what heat is for. Sustained contact with steam at 100°C breaks down eggs and live bugs on the spot, and dry thermal steam carries very little moisture, so it is safe on mattresses, upholstery and wooden furniture. We have been using it alongside spray since 2007.
Steam alone is not the answer either — it cannot travel into a wall crack or behind skirting, and it leaves nothing behind once the surface cools. The CIB-approved residual spray covers exactly that. Steam handles the eggs, the spray handles the cracks, and the visit at 15 days catches anything that hatched in between.

Take a torch and ten minutes. Look for small dark spots the size of a pen dot along the mattress seams, rust-coloured smears on the sheet, pale shed skins near the stitching, live reddish-brown insects about the size of an apple seed, and a sweet musty smell in a closed room.

Do not wash or mop the treated skirting and cracks — that removes the residual layer meant to stay there.
