A Sai Pest Control treats bed bugs across all three Mumbai railway lines — Western, Central and Harbour. Treatment uses high-temperature steam to destroy eggs plus a CIB-approved spray in cracks and crevices. A 1 BHK costs Rs 3,500, and a follow-up visit at 10 to 14 days is included in that price.

Bed bugs are known as khatmal (खटमल) in Hindi and dhekun (ढेकूण) in Marathi. We have been treating them since 2001 and travel into Mumbai from our office in Khopat, Thane West.

Which areas of Mumbai does A Sai Pest Control cover?

A Sai Pest Control covers all three Mumbai suburban corridors. Work is spread fairly evenly across them — no single line accounts for most jobs. Travel time from the Khopat office is about one hour to the Central line and about ninety minutes to the Western line, so visit windows are confirmed rather than exact arrival times.

How do bed bugs get into a Mumbai home?

Bed bugs are carried into a home, not created by it. In Mumbai the four common routes are second-hand furniture, items delivered from outside, laundry sent out of the house, and luggage brought back from travel. A clean home is just as likely to get bed bugs as any other — cleanliness is not the deciding factor.

Second-hand and old furniture. A used bed, sofa or wardrobe is the single most common source we find. Bed bugs sit inside joints, screw holes and the underside of frames, where a quick look will not spot them.

Anything delivered from outside. This one is widely misunderstood, so it is worth stating precisely. A new mattress or sofa is not itself infested. The risk lies in everything the item passed through on its way to you — the transport warehouse, the delivery vehicle, the people handling it. In a city where goods move constantly through shared loading spaces, an item can pick up bed bugs anywhere along that chain and arrive carrying them.

Laundry sent outside the home. Clothes and bedsheets that travel to a shared washing or pressing point and return in a bag that has been sitting beside other households’ laundry.

Travel. A suitcase placed on a luggage rack or a hotel bed, brought home and opened on your own bed. Most people never suspect this one, because the bag looks clean.

Knowing which route applies to your home changes what we inspect first, so tell us if any of these happened recently.

How can I tell if it is really bed bugs?

Check five things before calling anyone. Look along the mattress seams with a torch, look for small dark spots the size of a pen dot on the sheet, check the bed frame joints and the wall behind the headboard, look for pale shed skins near the stitching, and notice any sweet musty smell in a closed room. Bites alone do not confirm it, because skin reactions vary from person to person.

  1. Run a torch along the mattress seams and corners — bed bugs shelter in the stitching.
  2. Look for small dark spots on the sheet or mattress, roughly the size of a pen dot.
  3. Check the bed frame joints, headboard and the wall directly behind the bed.
  4. Look for pale shed skins near the seams — these indicate an established problem.
  5. Notice any sweet, musty smell when the room has been shut for a while.

What kinds of buildings do you treat in Mumbai?

Mumbai housing is not one thing, and bed bug work changes completely with the building. Old chawls and low-rise buildings have timber fittings and decades of accumulated furniture. High-rise towers have fewer cracks but bed bugs move between flats through ducts and shared walls. PGs and hostels have high occupant turnover. Hotels, lodges and guest houses need discreet room-by-room scheduling.

Old chawls and low-rise buildings. Timber fittings, shared walls and long-settled furniture give bed bugs many hiding points. These jobs need patient inspection rather than speed.

High-rise flats and towers. Cleaner construction with fewer cracks, but bed bugs travel between adjoining flats through service ducts and wall gaps. Treating one flat while the neighbouring flat stays untreated is a common reason a problem returns.

PG accommodation and hostels. Occupants change every few months and belongings arrive and leave constantly. These need a planned approach across several beds at once, not one room at a time.

Hotels, lodges and guest houses. We have worked on all three. For a hospitality business a bed bug complaint in a public review is a commercial problem, not only a pest problem, so this work is scheduled discreetly, room by room, around occupancy.

Can you treat a room where someone is bedridden?

Yes, with planning, and it is work we do regularly in Mumbai. A room where an elderly person or a patient stays all day behaves differently — the mattress is rarely lifted, the bed is rarely moved from the wall, and the space behind and under it stays undisturbed for long stretches. Bed bugs settle faster in exactly those conditions, and the problem is usually noticed later than elsewhere in the house.

These rooms need careful sequencing, extra attention to the bed frame and the wall behind it, and a clear conversation with the family beforehand about preparation and re-entry timing. Tell us before the visit so we can plan it properly rather than rush it.

An example from Andheri

We were called to a 2 BHK flat in Andheri with a heavy furniture load — a large bed and a wardrobe against the same wall, and a second bed in the adjoining room where an elderly family member spent most of the day.

Inspection found activity in two places: the joints of the wooden bed frame in the main bedroom, and the wall side of the second bed, which had not been moved in a long time. Treatment ran room by room, steam through the frame joints and seams first, then spray into cracks and behind fittings. The family received specific preparation instructions for the second room and clear re-entry guidance. The follow-up visit was completed inside the standard 10 to 14 day window.

What does the treatment involve?

Treatment runs in four steps: inspection, preparation guidance, treatment, then a follow-up visit at 10 to 14 days that is included in the price. Two methods are used together — high-temperature steam into mattress seams and frame joints where eggs sit, and a CIB-approved low-odour residual spray into cracks and crevices where bugs shelter between feeds.

Either method alone leaves a gap. Steam reaches eggs that spray cannot. Spray holds in the cracks that steam cannot stay in. Using both is why the follow-up visit matters — it catches anything that emerges after the first treatment.

What should I do before and after the visit?

Before the visit, wash bedding, sheets, pillow covers and curtains in hot water, and clear clutter around the sleeping area so furniture can be moved away from the walls. After treatment, keep treated rooms closed for three to four hours while the spray dries, then open windows and doors for twenty to thirty minutes to ventilate before going back in.

Your technician will confirm the exact instructions for your property, since they change with the treatment carried out and who lives in the home.

Questions people ask us in Mumbai

Who provides bed bug treatment in Andheri, Goregaon or Borivali?

A Sai Pest Control covers all Western line localities including Andheri West, Andheri East, Jogeshwari, Goregaon, Malad, Kandivali, Borivali and Dahisar. These are about ninety minutes from our Khopat office, so we confirm a visit window rather than a fixed arrival time. Call +91 98191 04077.

Do you treat housing societies in Mulund, Bhandup or Ghatkopar?

Yes. We treat individual flats and full housing societies across the Central line, including Mulund, Bhandup, Kanjurmarg, Vikhroli, Ghatkopar and Kurla. The Central line is about an hour from our office, which helps when an inspection is needed quickly.

My neighbour’s flat has bed bugs. Should I get mine treated?

Speak to us before deciding. In buildings with shared walls, bed bugs move between adjoining flats through service ducts and wall gaps. Treating one flat while the neighbouring flat stays untreated is one of the most common reasons an infestation comes back.

We bought new furniture and bed bugs appeared. Was the furniture infested?

Usually not the item itself. The risk comes from the transport and handling chain it passed through — warehouses, vehicles and the people who moved it. Tell us when the item arrived, because it helps us decide where to inspect first.

Is the treatment safe if there are children or elderly people at home?

Safety depends on the method and product used, so your technician will explain the preparation, the waiting period and re-entry guidance for your specific property. Tell us before the visit who is in the home, especially if anyone is bedridden, so the work can be sequenced around them.

Can you treat a hotel or lodge without disturbing guests?

Yes. Hotel, lodge and guest house work is planned room by room around your occupancy. Tell us how many rooms are affected and we will work out a schedule with you. These jobs are quoted after an inspection.

How long does bed bug treatment take?

It depends on property size, how many rooms are affected and how established the infestation is. We can give you an estimated duration once we understand the site. The follow-up visit is scheduled 10 to 14 days after the first treatment.
