Bed Bug Treatment for Hotels, PGs and Hostels

Commercial bed bug work is quoted after an on-site inspection, not over the phone. Rooms are treated in planned groups rather than one at a time, scheduled around your occupancy, using 100°C thermal steam followed by a CIB-approved low-odour residual spray, with a follow-up visit at 15 days included.

A Sai Pest Control has treated bed bugs since 2001 and has used thermal steam alongside spray since 2007. Three large Mumbai hotels are currently on ongoing programmes with us. One of them asked us to treat their property in another state and covered the travel themselves. We do not name any of them, and we would not name you.

Why hospitality bed bug work is a different job

In a family home, a bed bug problem is uncomfortable. In a hotel, a hostel or a PG, it is a commercial problem with a public record attached to it. One review naming bed bugs stays visible for years and costs far more than the treatment ever would.

Three things make these properties harder than a residential flat, and all three change how the work has to be planned.

  • Occupants change constantly. Every new guest or tenant brings luggage that has been somewhere else. The source is rarely the building — it keeps arriving through the door.
  • Rooms are close together and connected. Shared walls, service ducts, common corridors and adjoining beds mean bed bugs do not stay in the room they started in.
  • The property cannot simply shut. Treatment has to fit around bookings and occupancy, not the other way round, which means the schedule matters as much as the method.

The mistake that costs properties the most

A guest complains about room 204. The room is treated on its own. Six weeks later the complaint comes from room 206, then 301.

Treating a single room in a building full of connected rooms almost never holds. The untreated rooms on either side keep re-seeding it, and the property ends up paying several times for a job that should have been planned once, across a block of rooms.

When we inspect, we will tell you honestly how many rooms actually need to be in the plan — including when that number is higher than the one you called us about, and including when it is lower.

The spray already happened and the bed bugs came back

This is how most properties reach us. Not on the first complaint — on the third or fourth, after two or three rounds of spray treatment that each looked successful for about a week.

If that describes your property, nothing was wrong with the chemical and your contractor was probably not careless. Spray kills the bed bugs a technician can see. It does not reach the eggs, which are glued inside mattress seams, frame joints and upholstery stitching and have a hard outer shell. Those eggs hatch one to two weeks later. The room genuinely looks clear at handover, and the complaint returns the following month.

Repeating the same spray a third time does not change that. The adults die each time; the eggs do not.

What to check before booking anyone else

Ask your current contractor two questions. What is being done about the eggs? And is a follow-up visit included in the scope, roughly two weeks after the first treatment?

If the answer to the first is a chemical name and the answer to the second is no, you now know why the problem keeps returning, and you can judge any new quotation on the same two questions — including ours.

Heat is what covers the gap. Sustained contact with 100°C steam breaks down eggs and live bugs on the spot, and dry thermal steam carries very little moisture, so it is used directly on mattresses, upholstered headboards and wooden furniture rather than soaking them. The residual spray then handles the cracks and skirting that steam cannot reach or stay in. Neither method works on its own, which is the entire reason we use both.

How properties usually reach us

Almost every commercial client we have has arrived the same way, and the pattern is consistent enough to be worth describing.

  1. Spray treatment firstUsually through an existing contract, sometimes through a large national pest control company. It works for about a week each time.
  2. It keeps coming backTwo rounds, three rounds. Complaints move from one room to the next. At this stage the property stops believing bed bugs can be dealt with at all.
  3. Somebody searches properlyNot a quick look — a long search, past the first page, specifically for why the treatment is not holding. That is where they find this website, because very few companies write about the thing that failed.
  4. They call, and then they referOnce the problem actually stops, the next property comes by word of mouth rather than by search.

A Mumbai hotel that took us to another state

The situation. A three-star hotel in Mumbai had run bed bug treatment through several large pest control companies over a long period. By the client’s own account, the problem kept returning after every round.

What we did. Inspected the affected rooms and the rooms adjoining them, then treated with 100°C thermal steam through mattress seams, frame joints, headboards and upholstery, followed by residual spray, with the follow-up visit included.

What happened next. The same group runs a hotel in Gujarat, outside our service area. They asked us to do that property too. We told them plainly that we do not operate there. They insisted, covered the travel and stay costs themselves, and the work was carried out.

We do not name the property or the group, here or anywhere else.

We include this for one reason. If your property has already paid a large company more than once for a problem that keeps returning, you are not an unusual case. You are the case we see most often.

Properties we treat

Hotels, lodges and guest houses

Room-by-room work scheduled around occupancy, in plain clothing and unmarked equipment cases where you prefer it. We can work in the low-occupancy window of the day or late in the evening.

PG and co-living accommodation

The hardest version of this work. Tenants change every few months, belongings arrive constantly, and beds are close together. These are planned floor by floor, not bed by bed.

Hostels and student accommodation

A hostel bed bug problem spreads faster than anywhere else — high bed density, shared storage and constant movement between rooms. Best treated during a break or a low-occupancy period when a whole block can be done together and re-entry is simple to manage.

Service apartments

Short stays and frequent turnover with fully furnished rooms. Sofas, upholstered headboards and storage beds all need inspecting, not just the mattress.

Staff accommodation and labour housing

Bunk beds, shared rooms and heavy occupancy. Usually needs the whole unit planned at once, with clear preparation instructions given to occupants in advance.

Hospitals, care homes and institutions

Beds occupied for long periods and rarely moved from the wall — conditions in which bed bugs settle faster and are noticed later. Sequencing and re-entry timing matter more here than anywhere else.

Discretion is part of the service

Three large Mumbai hotels are currently on ongoing bed bug programmes with us. We have never named them anywhere, and this page is the closest we will come to mentioning them at all.

For a hospitality business, who knows about the problem matters as much as the problem. We work on that basis by default:

  • No property names, photographs of signage or identifying details are used in our marketing, ever.
  • Technicians arrive in plain clothing with unmarked cases if you ask for it, and speak to your nominated contact only.
  • Work can be scheduled outside peak guest movement, including late evening within our 7:00 AM to 10:30 PM working hours.
  • If you need a written confidentiality undertaking before we set foot on the property, ask and we will sign one.

Hotel pest control for bed bugs: why the general contract usually misses them

Almost every hotel, hostel and PG in Mumbai already has a commercial pest control contract covering cockroaches, rodents and mosquitoes. Bed bugs usually sit inside that contract as a line item, treated with the same spray used for everything else — and that is exactly why they keep returning.

Institutional contract experience

A Sai Pest Control has completed contract work for government clients, including an anti-termite treatment contract at CSMT station premises for Central Railway, completed in 2024 and certified satisfactory by the Divisional Engineer, Mumbai CSMT.

That was termite work, not bed bug work — we mention it only because it shows we can handle institutional tendering, site access, documentation and sign-off, which is usually the second question a property asks after price.

How a commercial job runs

  1. Call or WhatsApp with the basicsProperty type, location, roughly how many rooms are affected and how many rooms the property has in total. That is enough for us to tell you whether an inspection is worth booking.
  2. On-site inspectionWe inspect the reported rooms and the rooms adjoining them — beds, mattress seams, headboards, upholstered furniture, skirting and storage. This is where we find out how far it has actually gone, which is almost never only the rooms that complained.
  3. Written scope and quotationYou get the number of rooms, the schedule, what preparation is needed from housekeeping, and the price, before anything begins. If the scope changes during the work, you are told before we continue, not after.
  4. PreparationYour housekeeping team gets specific instructions — linen handling, what to bag, what to move, what not to spray. Preparation is what decides whether the treatment reaches the hiding places at all.

Re-entry timing depends on the treatment carried out and who occupies the room. Your technician will confirm exact timings for each room group before leaving, including anything different needed for long-stay or bedridden occupants.

What does it cost?

Commercial bed bug treatment is quoted after an on-site inspection. We do not publish a per-room rate and we will not give you a firm figure over the phone, because the honest answer depends on things nobody can assess by telephone.

  • How many rooms are genuinely involved — usually more than the ones that complained, occasionally fewer.
  • How established the infestation is — a two-week-old problem and a two-year-old one are different jobs in the same room.
  • What is in the room — a bed and a mattress, or a bed, an upholstered headboard, a sofa, a luggage rack and a storage base.
  • Occupancy and access — whether we can take a floor at once or must work around bookings across several visits.

Any company quoting a hotel a fixed per-room price before seeing the property is either padding the number heavily or planning to raise it once work starts. We would rather inspect first and give you a figure that holds.

Questions from property managers

How much does bed bug treatment cost for a hotel or PG?

Commercial bed bug treatment is quoted after an on-site inspection rather than over the phone. The figure depends on how many rooms are genuinely involved, how established the infestation is, what furniture is in each room, and how much access your occupancy allows. The inspection itself is free.

Can you treat rooms without disturbing guests?

Yes. Work is scheduled around your occupancy, room group by room group, and can run late in the evening within our working hours of 7:00 AM to 10:30 PM. Technicians can arrive in plain clothing with unmarked equipment cases and deal only with your nominated contact.

Will you name our property anywhere?

No. We do not use property names, signage photographs or identifying details in any marketing. Three large Mumbai hotels are currently on ongoing programmes with us and we have never named any of them. If you want a written confidentiality undertaking before we attend, ask and we will sign one.

Only one room has complained. Why would you want to treat more?

Because bed bugs move between connected rooms through shared walls, service ducts and corridors, and because guests move between rooms too. Treating one room while the rooms on either side stay untreated is the most common reason a property pays for the same problem several times. After inspecting we will tell you the real number, whether it is higher or lower than you expected.

How long is a room out of service?

Treatment of a standard room takes a few hours depending on furniture, after which the room needs the treated surfaces to dry and the room to be ventilated before it goes back into service. Your technician confirms exact timings for each room group on the day, since it varies with the treatment carried out.

We already have a pest control contract. Do we have to change it?

No. Most properties keep their existing contractor for cockroaches, rodents and mosquitoes and bring us in for bed bugs specifically. Bed bugs are the only pest this division treats, which is why the method is built around them rather than adapted from general pest control.

Is steam safe on mattresses, headboards and upholstery?

Yes. Dry thermal steam carries very little moisture, which is why it is used on mattresses, upholstered headboards, sofas and wooden furniture rather than soaking them. The steam stage uses no chemicals at all; the residual spray that follows is a CIB-approved low-odour formulation applied into cracks and crevices rather than onto open surfaces.

Do you work outside Mumbai, Thane and Navi Mumbai?

Those three cities are our regular service area, and our office is in Khopat, Thane West. We have travelled beyond it once, to a hotel in Gujarat belonging to a group whose Mumbai property we treat. That was at the client’s request and expense, after the Mumbai work was complete. If you run several properties and want the same team at all of them, tell us where they are and we will give you an honest answer rather than a yes.

We have used a large national pest control company and it did not work. Are you different?

The difference is method, not size. Bed bugs are the only pest this division treats, we have used thermal steam alongside residual spray since 2007, and the follow-up visit at 15 days is part of the scope rather than an extra. Judge us on the same two questions you should ask anyone: what is being done about the eggs, and is the follow-up included.

Is the follow-up visit charged separately?

No. The follow-up at 15 days is part of the quoted scope. Eggs that survive the first treatment hatch within roughly one to two weeks, so a treatment without a follow-up is an incomplete treatment rather than a cheaper one.

Do you provide pest control services for hotels in Mumbai?

We provide bed bug treatment specifically, for hotels, lodges and guest houses across Mumbai, Thane and Navi Mumbai. We do not take on general pest control contracts for cockroaches, rodents or mosquitoes — most properties keep their existing contractor for those and bring us in for bed bugs alone.

Do not treat one room and hope. Find out how many rooms are actually affected before spending anything, because in shared accommodation one untreated room re-seeds the rest within weeks. Do bed bugs spread disease?

No. Bed bugs are not known to transmit disease. They cause bites, itching, disturbed sleep and considerable stress, which for a property also means complaints, refunds and public reviews.
