Who does bed bug treatment in Mumbai?

A Sai Pest Control treats bed bugs across Mumbai — the Western line from Andheri to Dahisar, the Central line from Kurla to Mulund, and the Harbour line through Chembur and Wadala. Operating since 2001, licensed by the Department of Agriculture, Government of Maharashtra.

Bed bugs — known as khatmal (खटमल) in Hindi and dhekun (ढेकूण) in Marathi — are carried into a home, not created by it. A clean home is just as likely to get them as any other. Cleanliness is not the deciding factor.

Bed bug pest control in Mumbai — what the service covers

People search for this in different ways — bed bug pest control, khatmal pest control, bed bug removal, or simply a bed bug solution for a flat where nothing else has worked. It is the same job: inspection, steam into the seams and joints, residual spray into the cracks, and a follow-up visit at 15 days. A Sai Pest Control has run this work across Mumbai since 2001, and bed bugs are the only pest this division handles — which is why the method is built around them rather than adapted from general pest control.

Choosing a bed bug exterminator in Mumbai

Three questions worth asking any company before you book. Does the quoted price include the follow-up visit, or is that charged separately? Do they use steam on mattresses and upholstery, or spray alone — because spray alone leaves the eggs, and the eggs are why infestations come back. And will they tell you honestly if the neighbouring flat also needs treating, or only sell you your own?

You are welcome to ask us those three questions too. The answers are on this page: the follow-up is included, we use steam and spray together, and if we see that the problem is coming from next door we will say so even though it means a smaller job for us.

Which areas of Mumbai do you cover?

We cover all three Mumbai suburban corridors — Western, Central and Harbour. Work is spread fairly evenly across them. Travel from our Khopat office is about one hour to the Central and Harbour lines, and about ninety minutes to the Western line.

Because of that distance we confirm a visit window rather than an exact arrival time. We would rather be honest about it than promise a time we cannot keep in Mumbai traffic.

Western line — about 1 hour 30 min from Khopat

Areas: Bandra, Khar, Santacruz, Vile Parle, Andheri West & East, Jogeshwari, Goregaon, Malad, Kandivali, Borivali, Dahisar
Typical properties: High-rise flats, PGs and co-living, hotels, older buildings

Central line — about 1 hour from Khopat

Areas: Kurla, Ghatkopar, Vikhroli, Kanjurmarg, Bhandup, Mulund, Sion, Matunga, Dadar East
Typical properties: Housing societies, co-operative housing, standalone buildings

Harbour line — about 1 hour from Khopat

Areas: Chembur, Govandi, Mankhurd, Wadala, Sewri, Chunabhatti, Tilak Nagar
Typical properties: Residential complexes, rental flats, commercial units

If your locality is not listed, call and ask. We cover more of Mumbai than fits on one page.

How do bed bugs get into a Mumbai home?

Bed bugs are carried in. In Mumbai the four common routes are second-hand furniture, items delivered from outside, laundry sent out of the house, and luggage brought back from travel. Cleanliness is not the deciding factor.

  • Second-hand furniture. A used bed, sofa or wardrobe is the single most common source we find. Bed bugs sit inside joints, screw holes and the underside of frames, where a quick look will not spot them.
  • Items delivered from outside. A new mattress is not itself infested. The risk is everything it passed through — the warehouse, the vehicle, the people handling it. In a city where goods move through shared loading spaces, an item can pick up bed bugs anywhere along that chain.
  • Laundry sent out. Clothes and bedsheets that travel to a shared washing or pressing point and return in a bag that sat beside other households’ laundry.
  • Travel. A suitcase placed on a luggage rack or a hotel bed, brought home and opened on your own bed. Most people never suspect this one, because the bag looks clean.

Knowing which route applies to your home changes what we inspect first, so tell us if any of these happened recently.

How can I tell if it is really bed bugs?

Check five things with a torch: the mattress seams, small dark spots the size of a pen dot on the sheet, the bed frame joints and wall behind the headboard, pale shed skins near the stitching, and a sweet musty smell in a closed room.

  1. Torch along the mattress seams. Run a torch slowly along the stitching and corners. Bed bugs shelter inside the seam, not on the open surface.
  2. Look for dark spots on the sheet. Small dark specks roughly the size of a pen dot, often clustered near where you sleep.
  3. Check the frame, headboard and wall behind. Joints and screw holes in the bed frame, and the wall directly behind the headboard.
  4. Look for pale shed skins. Near the seams. These indicate an established problem rather than a new one.
  5. Notice the smell. A sweet, musty smell when the room has been shut for a while.

Bites alone do not confirm it, because skin reactions vary from person to person. Some people show nothing at all. Our guide on how to identify bed bugs shows what the bugs, eggs, shed skins and dark spots actually look like.

This page is for identification purposes only. For any skin reaction, please consult a qualified doctor. We are pest control specialists, not medical practitioners.

Not sure? Send a photo. Send us a photo on WhatsApp and we’ll tell you whether it’s a bed bug — free. No booking, no obligation. Many bites turn out to be something else entirely, and you deserve to know before spending anything.

What kinds of buildings do you treat in Mumbai?

Mumbai housing is not one thing, and bed bug work changes completely with the building. Old chawls, high-rise towers, PG accommodation and hotels each need a different approach, a different inspection focus and a different schedule.

  • Old chawls & low-rise buildings. Timber fittings, shared walls and long-settled furniture give bed bugs many hiding points. These jobs need patient inspection rather than speed.
  • High-rise flats & towers. Cleaner construction with fewer cracks, but bed bugs travel between adjoining flats through service ducts and wall gaps. Treating one flat while the neighbouring flat stays untreated is a common reason a problem returns.
  • PG accommodation & hostels. Occupants change every few months and belongings arrive and leave constantly. These need a planned approach across several beds at once, not one room at a time.
  • Hotels, lodges & guest houses. For a hospitality business, a bed bug complaint in a public review is a commercial problem, not only a pest problem. This work is scheduled discreetly, room by room, around occupancy.

Can you treat a room where someone is bedridden?

Yes, with planning, and it is work we do regularly in Mumbai. Rooms where an elderly person or patient stays all day need careful sequencing, extra attention to the bed frame and the wall behind it, and a conversation with the family beforehand.

A room like this behaves differently. The mattress is rarely lifted, the bed is rarely moved from the wall, and the space behind and under it stays undisturbed for long stretches. Bed bugs settle faster in exactly those conditions, and the problem is usually noticed later than elsewhere in the house.

Tell us before the visit so we can plan it properly rather than rush it — including preparation and re-entry timing that works around the person staying in that room.

A job in Mumbai

2 BHK in Andheri

The situation. Heavy furniture load — a large bed and wardrobe against the same wall, plus a second bed in the adjoining room where an elderly family member spent most of the day.

Found on inspection. Activity in two places: the joints of the wooden bed frame in the main bedroom, and the wall side of the second bed, which had not been moved in a long time.

Treated. Room by room. Steam through the frame joints and seams first, then spray into cracks and behind fittings. The family received specific preparation instructions for the second room.

Follow-up at 15 days. Completed within the standard window, with clear re-entry guidance given for both rooms.

Customer name and address withheld for privacy.

What does the treatment involve?

Treatment runs in four steps: inspection, preparation guidance, treatment, then a follow-up visit at 15 days included in the price. Two methods are used together — high-temperature steam where eggs sit, and a CIB-approved low-odour residual spray in cracks and crevices.

  1. Inspection. We check mattress seams, bed frames, sofa joints, skirting and nearby furniture — and tell you honestly how far it has spread.
  2. Preparation guidance. Wash bedding, sheets, pillow covers and curtains in hot water. Clear clutter around the sleeping area so furniture can be moved away from the walls.
  3. Treatment. Steam first into seams and frame joints where eggs sit, then residual spray into the cracks where bugs shelter between feeds.
  4. Follow-up at 15 days. Included in the price, not charged extra. It catches anything that emerges after the first treatment.

Either method alone leaves a gap. Steam reaches eggs that spray cannot. Spray holds in the cracks that steam cannot stay in. Using both is why the follow-up visit matters.

What should I do after the visit?

Keep treated rooms closed for three to four hours while the spray dries, then open windows and doors for twenty to thirty minutes to ventilate before going back in. Your technician will confirm exact timings for your property.

Instructions change with the treatment carried out and who lives in the home, so ask your technician rather than relying on a general rule — particularly if there are children, elderly people or anyone bedridden in the house.

Questions asked most often in Mumbai

How much does bed bug treatment cost in Mumbai?

Bed bug treatment in Mumbai costs ₹3,500 for a 1 BHK, ₹4,500 for a 2 BHK and ₹5,400 for a 3 BHK. Every residential price includes a follow-up visit at 15 days. Hotels, PGs and commercial properties are quoted after inspection.

Who provides bed bug treatment in Andheri, Goregaon or Borivali?

A Sai Pest Control covers all Western line localities including Andheri West, Andheri East, Jogeshwari, Goregaon, Malad, Kandivali, Borivali and Dahisar. These are about ninety minutes from our Khopat office, so we confirm a visit window rather than a fixed arrival time.

Do you treat housing societies in Mulund, Bhandup or Ghatkopar?

Yes. We treat individual flats and full housing societies across the Central line, including Mulund, Bhandup, Kanjurmarg, Vikhroli, Ghatkopar and Kurla. The Central line is about an hour from our office, which helps when an inspection is needed quickly.

My neighbour’s flat has bed bugs. Should I get mine treated?

Speak to us before deciding. In buildings with shared walls, bed bugs move between adjoining flats through service ducts and wall gaps. Treating one flat while the neighbouring flat stays untreated is one of the most common reasons an infestation comes back.

We bought new furniture and bed bugs appeared. Was the furniture infested?

Usually not the item itself. The risk comes from the transport and handling chain it passed through — warehouses, vehicles and the people who moved it. Tell us when the item arrived, because it helps us decide where to inspect first.

Is the treatment safe if there are children or elderly people at home?

Safety depends on the method and product used, so your technician will explain the preparation, the waiting period and re-entry guidance for your specific property. Tell us before the visit who is in the home, especially if anyone is bedridden.

Can you treat a hotel or lodge without disturbing guests?

Yes. Hotel, lodge and guest house work is planned room by room around your occupancy. Tell us how many rooms are affected and we will work out a schedule with you. These jobs are quoted after an inspection.

How long does bed bug treatment take?

It depends on property size, how many rooms are affected and how established the infestation is. We can give you an estimated duration once we understand the site. The follow-up visit is scheduled 15 days after the first treatment.

Do bed bugs spread disease?

No. Bed bugs are not known to transmit disease. They cause bites, itching, disturbed sleep and considerable stress, which is reason enough to treat an infestation promptly.

Is one visit enough to clear bed bugs?

Usually not. Eggs and insects hidden deep in cracks can survive a single visit, which is why a follow-up visit at 15 days is included in the price rather than charged separately.
