Who does bed bug treatment in Vashi?

A Sai Pest Control treats bed bugs across Vashi — the CIDCO sectors, the Palm Beach Road towers, the Sector 17 commercial belt and the accommodation around the station and APMC market. We work from an office in Khopat, Thane West, have been doing this since 2001, and have used thermal steam alongside residual spray since 2007. Bed bugs are the only pest this division handles.

Bed bugs are carried into a home, not created by it. A flat in a Palm Beach tower is just as likely to get them as a room above a shop in Sector 17. Cleanliness is not the deciding factor — what comes through the door is.

How far are we, and how soon can we come?

Vashi sits in the central Navi Mumbai belt, about an hour from our Khopat office depending on the Thane–Belapur Road and the Vashi bridge.

  • 5–15 minCentral Thane — our home ground
  • ≈ 40 minAiroli, Ghansoli, Kopar Khairane, Rabale
  • ≈ 1 hrTurbhe, Sanpada, Vashi, Juinagar, Nerul, CBD Belapur
  • ≈ 1 hr 15Kharghar, Kamothe, Panvel

We confirm a visit window rather than a fixed arrival time, and the team calls when they are about thirty minutes away. Vashi addresses are usually scheduled within 24 to 48 hours. Give us the sector number when you call — in Navi Mumbai that one detail tells us the building era, the likely layout and the drive time before we set out.

Which parts of Vashi do you cover?

Vashi sectors

Sector 9, Sector 17, Sector 28 and Sector 30, along with Sectors 1 to 30 generally — including the older CIDCO belts, the Vashi station area, Vashi Gaon and the residential lanes running off Palm Beach Road.

Commercial Vashi

The Sector 17 market belt, the Sector 30 APMC market area, Inorbit and Raghuleela mall surroundings, and the office and guest-house belt near Vashi railway station and the bus depot.

Also covered nearby

Sanpada, Turbhe, Turbhe MIDC, Juinagar and Kopar Khairane. These sit on the same run from our office, so they can usually be scheduled in the same window as a Vashi job.

Why Vashi is different from the rest of Navi Mumbai

Vashi is not primarily a residential node. It is a trading and transit hub, and that changes where bed bugs come from.

The APMC market complex in Sector 30 is one of the largest wholesale markets in the region. Goods, sacking, packing material and second-hand furniture move through it constantly, and so do the people who handle them. The bus depot and railway station bring a steady flow of luggage from other districts and states. And the belt around the station carries a heavy concentration of lodges, guest houses and shared accommodation.

Four routes account for most of what we find here:

  • Second-hand furniture. A bed, mattress or sofa bought cheaply and delivered straight into the bedroom. The item is often the entire problem.
  • Goods and packing material. Sacking, cartons and wooden crates stored in a room adjoining living space, particularly in the Sector 17 and APMC belts.
  • Luggage. Bags that have travelled by bus or train, then opened on the bed. Open travel bags on a hard floor or in the bathroom, never on the bed.
  • Shared and staff accommodation. Rooms above shops, staff quarters and guest houses near the station, where occupants change every few weeks.

Tell us which of these fits your situation. It changes what we inspect first, and it often shortens the job.

Vashi housing is not one thing

Older CIDCO buildings

Sectors 1 to 17 and the belt around Vashi station. Low-rise buildings with common walls, settled wooden furniture and cots that have not been moved in years. The bugs sit in frame joints, screw holes and the wall behind a fixed headboard — not on the mattress surface. These jobs need patient inspection rather than speed.

Palm Beach Road towers

Fewer wall cracks, which is partly an advantage. The problem here is different: bed bugs travel between flats through service ducts and shafts, and in tall buildings the spread is often vertical — two flats stacked above each other rather than side by side. Tell us your floor and whether anyone above or below has reported the same thing.

Rooms above shops and staff quarters

Common across Sector 17 and the market belts. Living space sits directly above or beside storage, and stock moves in and out daily. These rooms need the storage area inspected along with the sleeping area, otherwise the treatment holds for a fortnight and no longer.

Lodges, guest houses and shared rooms

Concentrated around the station and bus depot. Occupancy turns over constantly, and beds sit close together. These jobs need every affected bed handled in one visit, and usually the adjoining rooms with them. They are quoted after an inspection, never blind over the phone. Details are on our page for hotels, PGs and hostels.

Why the last treatment did not hold

Most people who call us have already had one treatment, sometimes two. The room is quiet for about a week, then the bites start again.

The reason is the egg. A bed bug egg is glued deep inside a mattress seam, a cot joint or a plywood gap, and it has a hard outer shell that ordinary residual sprays do not get through. A spray-only visit deals with the adults you can see; the eggs hatch over the following one to two weeks and the population rebuilds. Adults die easily, eggs do not — which is why the treatment needs heat on the seams and a second visit timed to the hatch.

Sustained contact with steam at 100°C breaks down eggs and live bugs on the spot, and dry thermal steam carries very little moisture, which is why it is used on mattresses, upholstery and wooden furniture rather than soaking them. Steam alone is not the answer either — it cannot enter a wall cavity and leaves nothing behind once the surface cools. The residual spray covers that half. Our complete guide to getting rid of bed bugs goes through this in detail.

How to check your own bed tonight

Take a torch and ten minutes. Worth doing before anyone travels an hour.

  1. Start at the mattress piping. Run the torch along the stitched seam, lifting the fold with a fingernail. Work all four sides, then the underside and the corner tags.
  2. Look for four things, not one. Live bugs about the size of an apple seed, pale shed skins, dark spots the size of a pen dot, and tiny pale eggs stuck into the seam.
  3. Check the cot frame and headboard. Joints, screw holes, and the wall directly behind the headboard. Bed bugs prefer wood and fabric to metal.
  4. Move outward. The sofa if anyone naps on it, curtain hems, wardrobe corners and the skirting nearest the bed.

Bites alone do not confirm it — skin reactions vary from person to person, and two people in the same bed can be bitten equally while only one shows marks. Our page on the signs of bed bugs shows what each sign looks like.

This page is for identification purposes only. For any skin reaction, please consult a qualified doctor. We are pest control specialists, not medical practitioners.

Not sure what you found? Send a photo — free

Photograph the insect, or the dark spots on your mattress seam, and send it on WhatsApp. We will tell you what it is at no cost and with no obligation to book. Bed bugs are regularly confused with cockroach nymphs, carpet beetles and ticks, and each needs a different treatment.

If the infestation has spread further than expected, we tell you the revised scope before starting work. The full breakdown is on our bed bug treatment cost guide.

What the visit involves

  1. Free inspection. Mattress seams, cot frames, headboards, sofa joints, curtains, wardrobe corners, skirting and switchboards — to establish where the bugs are living, not just where they were seen. Where living space adjoins storage, we inspect the storage too. The price is confirmed here, before any work begins.
  2. Preparation guidance. A written list before the visit: what to wash hot, what to bag, what to declutter and how far to pull the furniture from the walls. Do not spray the room yourself beforehand — it scatters the bugs deeper into the cracks.
  3. Steam and spray, 1.5 to 2.5 hours. 100°C thermal steam first, worked slowly along seams, cot joints, headboards and sofa folds. Then the CIB-approved low-odour residual spray, placed into cracks, joints and skirting at label dosage rather than across open surfaces.
  4. Follow-up visit on day 15. Any egg that survived the first round will have hatched by then. The same team returns, re-inspects and re-treats what needs it. Included in the price.

After the visit

Keep the treated rooms closed for three to four hours while the spray dries, then open windows and doors for twenty to thirty minutes to ventilate before going back in. Do not wet-mop the treated skirting for about 48 hours. Keep sleeping in the same room — moving to the hall means the bugs follow and you end up with two affected rooms. Keep the day-15 appointment even if the room looks clear; that is exactly when it usually looks clear.

Children, pets and safety

The steam stage is heat only — no product is applied while steaming. The stage that follows uses a CIB-approved low-odour formulation, placed into cracks, joints and skirting at label dosage rather than across open surfaces.

Occupants and pets should step out during the spray stage and stay out until treated surfaces are dry. Cover aquariums, and move pet bowls, food and children’s toys out beforehand. Every customer receives written pre-treatment and post-treatment instructions, and your technician will confirm exact timings for your property. Tell us in advance if anyone at home is elderly or bedridden, so that room can be sequenced rather than rushed.

Do bed bugs spread disease? No. Bed bugs are not known to transmit disease to humans. What they cause is bites, itching, broken sleep and a great deal of distress. That is reason enough to deal with them properly, without anyone needing to overstate the risk.

Questions asked most often in Vashi

How much does bed bug treatment cost in Vashi?

Bed bug treatment in Vashi costs ₹3,500 for a 1 BHK, ₹4,500 for a 2 BHK and ₹5,400 for a 3 BHK. Inspection is free, the follow-up visit at 15 days is included, and there is no additional travel charge for Vashi. Lodges, guest houses, shops and offices are quoted after an inspection.

Is the inspection really free?

Yes. The inspection is free and carries no obligation to book. If we find that the insect is not a bed bug, we will tell you that and point you towards the correct treatment instead.

How soon can you reach Vashi?

Vashi is about an hour from our Khopat office, and addresses here are usually scheduled within 24 to 48 hours. We confirm a visit window rather than a fixed arrival time and call when the team is about thirty minutes away.

Which sectors do you cover in Vashi?

Sectors 1 to 30, including Sector 9, Sector 17, Sector 28 and Sector 30, along with the Vashi station belt, Vashi Gaon and the Palm Beach Road side. Sanpada, Turbhe, Turbhe MIDC, Juinagar and Kopar Khairane are on the same run and can usually be scheduled in the same window.

What is khatmal pest control, and is it the same as bed bug treatment?

It is the same work. Khatmal is the Hindi name for bed bugs and dhekun is the Marathi name. Whether you search for khatmal pest control or bed bug treatment, the job is identical: inspection, 100°C thermal steam into seams and joints, residual spray into cracks, and a follow-up visit at 15 days.

We bought a second-hand bed. Could that be the source?

Very possibly. Second-hand furniture is the most common source we find in the Vashi belt, and a bed or mattress bought cheaply and delivered straight into the bedroom is often the entire problem. Photograph the seams and joints and send it to us on WhatsApp, and we will tell you at no cost whether what you are looking at is bed bug activity.

Our living space adjoins a shop or storage room. Does that change the treatment?

Yes. Where sacking, cartons or wooden crates are stored beside or below living space, the storage has to be inspected along with the sleeping area. Treating only the bedroom in that situation holds for about a fortnight and no longer. Tell us about the storage when you call.

Can you treat a lodge or guest house near Vashi station?

Yes, and it is regular work in that belt. These need every affected bed handled in one visit, and usually the adjoining rooms with them, because a single untreated bed re-seeds the treated ones within a fortnight. Tell us the room count and bed count on the call, since that is what the quotation is built on rather than floor area.

We live in a Palm Beach tower. Can bed bugs come from another flat?

They can. In tall buildings the spread is often vertical rather than side to side, travelling through service ducts and shafts between flats stacked above and below. Tell us your floor and whether anyone above or below has reported the same problem.

Do I have to throw away my mattress?

In most cases, no. Discarding a mattress is usually the most expensive part of a bed bug problem and it is often unnecessary, because the seams are exactly where thermal steam is most effective. If a mattress is badly damaged or heavily soiled the technician will tell you honestly, but we do not recommend replacement as a matter of routine.

Is the treatment safe for children and pets?

The steam stage applies heat only, with no product involved. The residual stage uses a CIB-approved low-odour formulation applied at label dosage into cracks and crevices rather than across open surfaces. Keep children and pets out of the treated rooms until surfaces are dry, cover aquariums, and follow the written aftercare sheet the technician leaves with you.
